Murk Estate is a working hillside property in open mountain terrain. There are unfenced drops, uneven ground, streams that swell after rain, insects, snakes and other wildlife. Paths are unlit at night.

You enter and stay at your own risk. We do not employ lifeguards, night security or medical staff, and there is no clinic on site — the nearest hospital is around an hour away over rough road.

You are responsible for supervising everyone in your party at all times, and children must never be left unattended anywhere on the estate. Guests who are unwell, unsteady on their feet, pregnant, or who have mobility, cardiac or respiratory conditions should speak to us before booking.

We strongly recommend you carry your own travel and medical insurance. To the fullest extent permitted by law, Murk Estate accepts no liability for injury, illness, loss or damage to property arising from your stay, except where caused by our own negligence.

The final approach to the estate is a steep, unsurfaced mountain track. It requires a high-clearance four-wheel-drive vehicle. Saloon cars, vans, minibuses and tuk-tuks cannot make the climb, and in wet weather even some 4x4s struggle.

Arranging your own way up is your responsibility. You have three options:

(a) Drive yourself in a genuine 4x4 — not a soft-roader or crossover;

(b) Park at the bottom and hike up on foot — a real uphill walk, so pack light and allow daylight;

(c) Book our estate transfer for an additional LKR 7,500 per vehicle (up to 4 guests), arranged in advance as part of your booking.

If you arrive in an unsuitable vehicle without a pre-booked transfer, we cannot guarantee we can collect you, and we are not able to tow or recover vehicles. Recovery costs, damage to your vehicle and any resulting delay are yours to carry.

This is an outstanding luxury glamping experience. You get proper beds, quality linen, hot water, cooked meals and a view very few places in Sri Lanka can match.

It is not a luxury hotel and we do not want you to arrive expecting one. Accommodation is under canvas. Power is solar-dependent and can be limited after cloudy days. Mobile signal is patchy and Wi-Fi is not guaranteed. Insects are part of the setting. Nights are loud with forest, and mornings start early with birds.

Booking with us means you are choosing this deliberately. Disappointment that the experience is not a resort is not grounds for a refund.

All bookings are requests until we confirm them. Submitting the form places a provisional hold on your dates only.

Payment is by bank transfer. After booking you will receive our account details and a booking reference — use the reference as your payment reference, then upload a photo or PDF of the transfer slip through your booking page.

We check every receipt manually against our account. Your booking is confirmed only once we have verified the funds and marked it confirmed; you will see this on your booking page. Until then your dates are held, not reserved.

If we cannot verify a transfer, or no receipt arrives before the hold expires, the dates are released and become available to other guests.

Rates start at LKR 25,000 per night for up to 2 guests, plus LKR 5,000 per additional guest per night. The estate sleeps a maximum of 10.

Bank charges on the transfer are payable by you — please send the full amount net of fees.

To change or cancel a confirmed booking, contact us directly and as early as you can. Refunds on confirmed bookings are at our discretion and depend on how much notice we have.

The mountain road can become impassable in heavy rain, and landslides do occur in the region. If we judge access unsafe we may ask you to postpone; in that case we will move your booking to another date rather than refund it.

We are not liable for costs arising from weather, road closures, transport failure or other events outside our control.

Please respect the land, the forest and our neighbours. Take your litter with you, keep noise down after dark, and do not light fires anywhere other than the places we show you.

No hunting, no cutting vegetation, and no removing plants or wildlife. Drones only with our prior agreement.

We may ask guests to leave, without refund, for behaviour that endangers themselves, other guests, our staff or the property.

We keep the details you give us — name, email, phone, stay dates and your transfer receipt — only to process and confirm your booking and to contact you about your stay.

Receipts are stored privately and are visible only to estate staff. We do not sell or share your details with third parties.
